Trading Real Estate – Land And Cash For A House
There is a magic little formula that works wonders when contemplating a trade. I used the example in the title of trading land and cash for a home. But really, any type of property lower in desirability is moved up the food chain by adding cash to the trade. Cash is something we are accustomed to trading for, but it is simply a method of keeping score; you can not live in it, but you can buy a place to live in with it. Sellers are trained to think in terms of cash because they can use it to get where they want to go.

Real Estate – Vacant Lot Plus Cash Equals House
If we check out the Trader’s Corner today we will find a very basic formula that works like magic. As the title suggests land plus cash can be traded for a house easier than land alone. This works is because it combines a low priority property, land, with a high priority commodity, cash. When we set priority levels, we are speaking of the acceptability scale of commodities. Let’s agree that all “things” are commodities. Cash in our economy is universally acceptable so it would be number one on the list for most sellers. Precious metals would also score high on the list because they are easily convertible to cash.

For Sale By Owner Pocket Guide
These recommendations are the result of years of experience helping people buy and sell homes. In my local real estate market I provide a For Sale By Owner Help Kit to individuals that are selling their home without the help of a realtor. My core value is to be helpful even if there is nothing in it for me, perhaps especially if there is nothing in it for me.
How to Balance a Real Estate Trade
Real estate trades happen more frequently than you realize. I predict they will increase as a percentage of transactions over the next few years. There are two forces that will fuel my prediction. The first is a general tightening of mortgage underwriting guidelines. The other push will come from the downsizing of the baby boomers. Someday soon a lot of sellers are going to be headed against the normal flow of real estate. As the number of downsizers out number the upwardly mobile, SMACK! It is going to cause some ripples.
For Sale By Owner Tips
Many realtors refuse to work with sellers that are trying to sell their own home. Personally I think this is a mistake, especially if the realtor is helping a client find the perfect home. The agent should always act in a fiduciary capacity and that means working in the best interest of the client. Ignoring properties because they are not listed with a realtor does not meet this test, the buyer deserves better.
