The primary reason for using outside help is that buying real estate is a big decision and it can be rather intimidating. Consequently, it is always wise to do your homework and research the value of other properties in the area where you want to buy. Agents and sellers often set the asking price a little higher than a house is actually worth because they naturally expect buyers to negotiate the price later on. If there are mandatory repairs, a buyer can ask for the price to be cut by the same amount of money needed to make those repairs. And if the appraisal is lower than the seller's asking price, the buyer will have another justified reason to negotiate for a lower price.
